What do you do as an Association Management Company?

As an Association Management company we manage all of the common areas of the property making sure that everything is kept in pristine condition.

 

What does my rental company take care of?

Your rental company will take care of interior maintenance, housekeeping, and making sure that you receive the revenue from your rentals

​

Is there an on-site association manager?

Yes, there is an on-site association manager that will be there Monday-Friday 8 a.m. - 5 p.m. to help the owners with any issues they may have.

​

Is there on-site maintenance?

Yes, we do have an on-site maintenance crew; however, Coastline Management is only responsible for the maintenance outside of the units. This includes The outsides of each unit door, railings, sliding doors, and the actual floor on the balcony. In the event of a water leak within a unit that would also fall under Coastline Management. For all maintenance needs within the unit, please contact your rental company.

What if there is an emergency after hours?

If there is an emergency after hours involving maintenance or security you will need to call 251-948-7001, and one of Coastline Management’s team members will help you with what you need. This is our 24/7 Owner Hotline for emergencies.

Will there be a Front Desk Associate?

Yes, there will be a front desk associate on-site 7 days a week from 7 a.m. to 11 p.m. each day. At the front desk you will be able to buy parking passes for both guests and owners, wristbands, and leashes.

How do I get a hold of the Coastline Management front desk?

The Coastline Management front desk phone number is 251.216.7100 and will be attended 7 days a week from 7 a.m. to 11 p.m.  After hours, please call 251.948.7001 for our Call Center. 

 

Where can I buy parking passes, leashes and wristbands?

You may purchase these items by visiting our front desk between the hours of

7 a.m. - 11 p.m.

Phoenix V Pet Rules:

  1. Absolutely no pets are allowed by renters or their guests. A pet, or evidence of a pet, found on the premises will result in the boarding of the pet or forfeiture of all rents and deposits and immediate eviction.

  2. Owners’ pets must be on a leash at all times when not in unit. The authorized walking area is the grass area located in the north area of parking lots. Owners must pick up after their pets.

  3. Pets are not permitted on the beach by city ordinance.

  4. Owners are required to have an Association Pet Identification Tag attached to the pet while on property. Tags are available at the front desk. Non-compliance will result in a $50.00 fine.

  5. Pets must be on a leash and under control and not be a nuisance to guests or other owners.

Do my monthly dues payments that I had set up for auto-draft with our previous association management company roll over to Coastline Management? 

No, you will need to activate your online portal, AppFolio and set up your monthly dues payments there. You may go in each month and pay these dues, or you have the option to set up automatic payments, as well.

Will my dues be increasing or decreasing?

Your dues will remain the same as with the previous association management company. 

​

Are there any specific rules/regulations I need to know about parking on-site?

Yes, please see the statements below:

​

1. All rental guests must pay the Phoenix V Association a parking service fee, which is in effect year-round. (Currently $50 per vehicle) 

​​

2. If you accept money from a person to rent your unit, they are a renter/guest and must purchase a parking pass, including for a private spot you may own. Phoenix V Owners are prohibited from giving owners parking passes (private space or common area) to rental guests. If discovered, the owner’s parking passes will be confiscated and guest will be required to purchase an authorized pass. Non-compliance will result in the offending condo owner being assessed a fine as follows: First violation $100.00 fine, second violation $200.00 fine, and third violation $300.00 fine. After the third violation, any subsequent violation will result in owner’s pass being confiscated and owner must purchase a guest pass. 


3. The only exemption is if you are not collecting money from your guest, and it is a family member or close friend. All vehicles must have a parking pass. There are no exceptions! If you don’t have enough owner passes, then you must purchase an additional pass.  

4. If a reserved parking space is offered with a rental, the renter MUST park in the assigned numbered spot with the appropriate parking pass visible, or our security provider will boot the vehicle, or tow the vehicle. 

5. Due to parking constraints in Phoenix V, we encourage anyone who owns a reserved parking space to offer that space with their rental (still requires a pass purchase), so we can use our outdoor parking spaces as efficiently as possible. 

6. If a vehicle is in violation of the PV parking policy, the vehicle owner will get a courtesy call from the front desk or security. After six hours if the violation isn’t corrected, the vehicle will be booted for a $70 service fee. 

7. Our security provider has been instructed to boot all vehicles in violation of the above rules. 

8. Parking passes are available at the Coastline desk ONLY in the lobby for a $50. per vehicle. The parking service fee/pass is valid for the entire visit (Reservation).
